South East London and half in West Kent, bring all
types of boilers to the fore. You see brandnew condensing combi
boilers in flats, and a floorstanding open flue Potterton boiler

Open flue gas boiler repairs in Bromley South East London
There are still a lot of old style conventional boilers in Bromley. Some have a big square flue coming
out of the wall, and the Ideal Mexico is still quite common. Others
have an open flue; the back boiler, the Potterton Kingfisher are
probably the most common examples of this type.
Many of them still work with a pilot light and a thermocouple. This is a bit of a "love it or hate it"
issue for boiler engineers. The advocates of this system admire the
simplicity and boast how reliable this type of boiler is.
As always, there are downsides.
Especially the open flue models are extremely uneconomical. When you
allow for losses due to draught for the compulsory ventilation to
the "normal" heatlosses, you can easily end up with literally more
heat wasted than what goes into the radiators.
Although lack of maintenance won't
stop them from working, it is likely to raise the level of Carbon
monoxide that is produced. When the flue does not work as intended,
this will spill into the house with possible dire consequences.
I have done many gas boiler
repairs in Bromley and surrounding areas, and in my
experience, there are only two things that stop me from making it
all work again. Obsolete parts and excessive rust.
If you can't get those bits that need
replacing any more, you just can't do the job.
The other reason happens mostly with
boiler that have a cast iron heat exchanger. We all know that steel
can rust, and sometimes it becomes too much. If it has gone so far
that there are holes rotted through to the outside, then no gas
boiler should be repaired.
It is not all old gas boilers in
Bromley and south east London that I repaired, there are also plenty of
condensing boilers. Most of those are from after 2005. These High
Efficiency boilers ( just another word for the same thing ) tend to
react much faster than open flue boilers and use much less gas to
keep the house warm. But they, too, have a disadvantage. Their high
performance makes them much more sensitive to deviations from the
norm. When the settings go off, in stead of plodding on like the old
fashioned lumps, they become problematic or fail altogether.
They need to be installed exactly as
per manufacturer's instruction, and the setting need to be
absolutely spot on. What is true for gas boiler repairs for the rest of the country, is just as valind in Bromley and the rest of south east london
to work on the kind of condensing boiler that is
installed today, a boiler engineer will invariably need a Combustion
Analyser, more commonly referred to as: Flue Gas Analyser or FGA.
To do it completely by the book, you
will often also need a digital differential thermometer ( this type
will show the difference in temperature between the flow and return
for example ) and a digital manometer.
This kind of equipment is considered
so crucial and/or complicated, that heating engineers need to do a
separate training and examination to use flue gas analysers. Once
the test is passes successfully, it is added to the list of
qualifications on the Gas Safe Register (Corgi as we knew it is no
more ). Corgi stopped being of any importance in the gasindustry in
2009. The name still exists, but their main activity is now to make
money just like every other company out there.
When condensing boilers are not installed or set up as meant, various things can happen.
The most obvious: they can stop working completely.
There can also be "hidden" problems as
a result of faulty work. A sharp decrease of efficiency that can
lead to a significant increase of the gasbill. Extreme levels of
Carbon Monoxide, which often go hand in hand with carbon deposits
inside. Difficulties starting up are also a known result in some
models, and can lead to frequent "lock outs". This is a safety
mechanism to stop extinguishing and relighting continuously.
Gas air mixtures going outside of the
tolerance can also lead to excessive noise; Vaillant is one of the
makes that are know for this phenomenon.
